35758 Madison West now leads avg asking rent at $2,445/mo, with 35756 at $2,361 and 35801 Downtown at $2,255. Active inventory county-wide has grown to 811 listings — investors should watch pricing strategy as supply continues building.

Landlord-Favorable Signal
Median DOM softened to 30 days county-wide in July (avg 47 days). The $2,000–$2,500/mo tier remains fastest at 42 avg days. Best MoM improvement: $1,750–$2,000 dropped 12 days. The $1,000–$1,250 band is now the slowest at 72 avg days — well-priced sub-$1,500 homes may face extended vacancy exposure.

Zip codes 35810 and 35805 serve high-volume workforce renter demand at $1,200–$1,600/mo. Strong absorption reflects consistent demand from Boeing, NASA, and defense contractor employees.
